Monthly Management Fee

What this fee covers:

  • We handle utility and security payments (excluding mortgage, taxes, and insurance).
  • We manage utility usage, addressing leaks and high bills promptly.
  • 24-hour emergency call handling for urgent maintenance issues.
  • Ensuring adherence to municipal codes, Section 8, and DHS requirements.
  • We foster positive relationships with tenants and neighbors.
  • Receive ACH distributions with statements and reconciliations.
  • We manage the collection, oversight, and distribution of security deposits.

Leasing Fee

$900

CAPCO Realty guarantees a placed tenant for 12 months. If a tenant vacates before their lease ends, we will find a replacement at no extra cost.

What This Fee Covers:

  • Assessing market rents based on unit condition and any necessary renovations
  • Managing all communications with prospective tenants
  • Updating and maintaining marketing materials and photos for available units
  • Attracting prospects through premium rental listings

Renewal Fee

$250

What this fee covers:

  •  We build positive relationships with residents to reduce turnover and ensure stable income.
  • We renew leases based on current market rates, maximizing returns while keeping tenants satisfied.
  • We inspect units before lease renewals to ensure proper maintenance and cleanliness.
  • Month-to-month tenants receiving a rent increase will incur a renewal fee, limited to once a year.
